Not yours. Brett's comments on AR. He kind of started out on the wrong foot and it was difficult for folks to hear what he was trying to say. It's getting better.

I just commented on Kim's post. Man oh man!!!! I don't understand why folks take offense when the consumer arrives. Granted they can be kind of harsh but heck I don't blame them!!! If I had to work and pay some of these REALTORS(R) out there I'd be pissed too. I get pissed now just trying to do deals with them. I HATE paying out that con-broke sometimes. But I HATE working with buyers more. With the exception of investors. I'd rather work on my tan than drive buyers around:)

At least "Bad REALTOR(R) Bashing" is something we strongly agree on. I'm trying to teach them but that too is very hard. There are some very good REALTORS(R) on AR. But in the real world, at least in my market, they are far and few between.

Maybe the 85% that are struggling NEED to get out of the business.

Tired of the commission discussion. I have resolved myself to not ever getting a good answer.

Presentation? What's wrong with my presentation? Have you read my articles is there something wrong with my presentation? I was not aware there were any issues there.

yeah..Kim screwed that up..BADLY!!

Barry, This:

“My question is how fast could you sell my home for now. I would really like a honest answer, so we don't waste each other’s time”

Is a performance question NOT a cost question. Sorry but you are wrong there. I can assure you commission will not even come up. I will answer her questions truthfully and IF I can help her, I will. I will tell her what I charge and she will agree. I do this everyday I know how it will play out. The key is my value would have been shown her before the commission becomes an issue. I just express my value differently. You deal in numbers I deal in emotions and people. She's been reading my blog. She already knows what I do. My posts are with very few exceptions public posting. I have nothing to hide.

Now after I meet with her we may very well be able to work together. If its a short sale and a possible opportunity for you I will let you know. Just remember my priority is looking out for the seller.

I truly hope some folks on AR could look past the presentation and get some useful information from your postings. There are many that could use all the help they can get. If nothing else maybe it will make them think about how they are presenting themselves to the consumer.

You may like my article I just posted about disintermediation. Give it a read.

I'm off to read the post about breaking down where our commission go. I'm sure the consumer cares about that!!!! That post is a true example of not getting it. I think that ripping the dollar bill technique is about 20 years old. It was foolish then and it's foolish now.

Oh my friend..she ABSOLUTELY asked you to justify your commission. Here it was:

"My question is how fast could you sell my home for now. I would really like a honest answer, so we dont waste each other’s time"

You go in and tell her you want 6or 7% commission and tell her the "honest answer" she is looking for and see if she still has no problem lsiting the property without regard for commission.

What you are saying..with all due respect, is that most of the public is not yet aware that they can ask for quantification and they think it's the going rate.

I have an idea...give me the address and phone number and let us talk to her. I would welcome the opportunity to ask her a few pertinent questions..she obviously wants out..who knows..maybe our first deal together. I love the "have to sell" people! Can't sell, death in family, need to move fast....smells like opportunity , tastes like chicken!

You know us ruthless, Capitalist, bottom feeders..yummy! LOL!

As for what was our intention...real simple, to get a direct answer that which we and many others have sought. Yes..tangible. In all of this you do realize it was never received.

What makes you so sure we did not and have not "sold the audience" on AR? Not looking to "sell" them. Looking to SPEAK to them.

By the way...I believe there are 70,000 plus members reported to be a part of AR. Are you somehow intimating that the same 50-60 usual suspects represent 70,000? Put it this way..we picked up more subscribers than there were comments. I don't think the Kool-Aid imbibing respondents are representative of AR. Of all people you should know that.

But that horse is obviously dead and I accept but will not keep quiet about Realtor's basically counting on the ignorance of the general public.

Seems to me a real treacherous business plan.

Love to have you on again...this time..you pick the subject.

Fair enough. I was just explaining the reaction you received on AR. If this is the reaction you expected and wanted then you "done well". If getting your point across to AR was the goal....you failed. If that was never the intent then what was the intent? Or does that bring us back to the only other options:

1. Driving traffic. You were successful

2. Attempting to expose the inability of REALTORS(R) to be able to explain, to your satisfaction, in a tangible way, how we "justify our high commission". I would say you probably succeeded with this as well. With the key phrase being: "to your satisfaction and in a tangible way"

I guess that's all I can think of. Any other reasons, that I can think of, would have been better achieved by being able to "sell" your audience.

I agree completely, knowing your target market is critical. That's actually one of the reasons I struggled on the show. You are not "my market". My market knows what I do as yours knows what you do.

Not sure why you think I would find it funny you would want to invite me back. Why wouldn't you want me back? I proved my worth. Heck we've both had blog fodder for days. I think our interview and follow posts spawned about 10 other posts out in blogdom!! That's creating value my friend. I'm getting ready to write a post today about Trulia, Zillow, Cyberhomes etc.. Maybe that will open up a new can of worms for us :) I would welcome the opportunity.

By the way, I just received via email through my contact button on AR. I get them every day:
***********
I live in Poinciana, and have had my home on the market since 7/2007. A few people have come to look at in, I have reduced the price 2 times, and even had a Open House ( no one came). I know the market is very bad right now ( I am in the finance business), but my husband passed away 6/2007, and I have no choice but to sell. For several reason. If things were different we had no intention of selling, this was our dream house we worked for and had built. My question is how fast could you sell my home for now. I would really like a honest answer, so we dont waste each other's time. The home was built in XXXX, 4 br, 2 bath, screened in pool, privacy fence, granite, cer floors in wet areas. XXXX Sq Ft.
****************
Assuming it is a saleable property(pricing) that will be my new listing. They read my blog. They didn't ask me to "justify my high commission" They want results and they want them fast. They TRUST me to just get the job done. And I haven't even spoken to them yet!! I can feel the emotions pouring out of that post and I will go over and sincerely do every thing I can to help her out. My objective will be to counsel her about her situation and then get the property priced right. I don't even have to look at to tell you it overpriced. 8 months on the market and 2 price reductions. It's a pricing issue.

Anyway I'll talk to you later.

Hey Bryant..check's definitely in the mail! LOL!!

Naw..we were'nt "pitching our wares"...the usual suspects that have commented had a response that was absolutely expected. Don't you think we all here at RERUSA have been reading active rain for a while? We know the deal over there.

This wasn't by accident..not by any means. Most of those on AR are NOT our audience..it's a tool..a utility and it most assuredly serves a very valuable purpose.

After all, I do remember in one of your posts saying how you have to use ALL of the tools in your toolbox to be successful.

Our trust is that we will speak openly and will alwys let others do the same, even if they are maniacal like this Jeanean lady from AR. (what was her deal)

I think our show, our stories, our associations and our guests speak louder than any AR ranter ever could. Our guests have been the superstars and icons of real estate and they have had no problem working with us and utilizing our show to help agents improve and make more money. (one of whome was none other than Bob Stewart from AR)

I have a feeling we all know why there are so many upset and angry agents on AR.

Based upon all the people we have spoken to, the response from the advertising community, our sponsors, our traffic ranking, our listener base coupled with our subscriber base, I think we are building the audience we intended to speak to.

The AR blind-following faithful were not intended to be a part of that audience. The AR members who embrace change and are not afraid of it are. After all, despite those who think to the contrary, we are in this business, have been in it for years and remain absolutely bullish on this business of real estate. We also work with a number of strong, credible, successful, and professional real estate agents that I would not have any problem with working on our deals.

Demographic analysis is crucial. We understand the audience we want to reach. I really think many on AR don't understand that as well.

But hey...what do I know.

Funny thing..we want to have you back on the show. Maybe this time people will actually listen and read BEFORE commenting.

Like I said you are a stand up guy!

Besides, we have to build up that fishing fund for you!

Good to hear from you and talk to you soon.

How did I know you would not address this with any content. You would not know how! We'll see who's the cuckoo and the higher level did shine through....you are just not able to see it. Capitalist.....liberal....labels.....it's about meaning not name calling or boxes.
Oops!! I wanted to leave this statement I wrote to Brett over on AR. I thought it applies to a lot of stuff we have been going over the last few days. It helps explain the reaction you are getting on AR.

You made the number one mistake a salesman can make. You came in to ActiveRain "pitching your wares" i.e your opinion BEFORE you spent the time to build trust. Because of that your "buyer" i.e AR members have placed no "value" on your opinion. They are not "buying" it. You have "failed" in your quest to enlighten us. Does that make you wrong? Nope. It makes you a salesman with a good product you don't know how to sell.

You bet, I'll speak my mind.

You know in our industry there is a component of sales and a component of service. You are clueless on service.

You say you are in the real estate business?

Churn and Burn.....is your motto! SHOW ME THE MONEY! You are too funny! Who could possibly take you serious?

ActiveRain and the members that work within the AR forum operate on a much higher level than you can even concieve of. When we have not endeavored to evolve to a higher level, we are not aware of what we are NOT. You truly are clueless.

ActiveRain raises the bar of the industry through knowledge-sharing and co-evolution of sustainable business models that are in their very nature self-organizing systems for improvement. Through technology and knowledge-sharing to help the consumer learn and understand a changing market environment we co-evolve our business and our clients.

Talking about something you don't understand? I am not surprised.

How committed to anything are you? Pay me more money and I provide you a list?

Go be a plumber and even if you are currently experiencing business profitability....I predict that you will see decline and loss of business over these coming years. You do nothing to raise the bar in our industry. You are a taker and a disrespectful entity. Who could possibly want to work with you.

Bryant Tutus makes you look pathetic! Bryant is and represents the future of our industry. He is knowledge-based, skilled, and committed to delivering the highest level of service in the industry. He is honest and respectful in all things as is evidenced in his posts and in your interview. I can not say the same for you and in fact the opposite. You are offensive! Based on Bryant's comments, I came to read your comments because he seemed to have some respect for you. Again, to Bryant's credit.....NOT for me!

Get some training....you'll be a plumber soon!

I think it was the casting the stone thing? I have to go and write a contract, I promise I will LISTEN to you tonight. I just think that there is enough space in the room for all of us. Even old farts like me trying ot keep up with technology.

I admit, I believe there should be stricter guidelines to getting into this business. No question about it. If that would happen we would probably not have such a wrap. When the market shifts then the dead weight leaves the business.

Have a good evening!

You have me wrong. Defensive..LMAO..Hardly... i was pointing out the fact that you did not have a point of reference.

how in the world could you read into my comment that I was being defensive. maybe I should have recorded it so you could have heard the amusement in my tone.

Incidentally when you LISTEN to the show. Broker Bryant self proclaims himself a basher of bad Realtors as well.

It's not a character flaw is it?

Hi Barry,

Thank you for replying. I did read the entire article. I think you tried to make is as fair as you could. Real Estate is a great big ole world. If how you do it brings you clients, good for you. The beauty is it is not one size fits all kind of world.

Service can mean different things as far as value goes to different people. Heart, trust and personality are some of those things as well. I think most people would like to hire someone they trust. I also think most people can smell at rat too.

I have not had the chance to listen, because I have been selling homes, to listen to your post. I will. Point taken.

I just think it is some what comical that you are so defensive of what I said, when you pride yourself in being "BAD Realtor bashers". Remember, if you are going to dish it out you should be able to take it as well, in a respectful way.

I wish you success. In your part of the industry.

Hi Audrey..thanks for your comment.

I did not know you knew Barry j's morning regiment...from what I know of him you're pretty much spot on..LOL

Did you listen or read our comments. For all of your intelligence you must have missed the 3-4 minutes of the show..(oh that's right..you did not listen to it) and the many other times, we have constantly stated that we work with some very good realtors.

I believe the third paragraph of this post reiterated that. You must have missed that I guess. So obviously we don't lump all real estate agents into the same pot as you say.

Maybe it might have been better for you to actually have read the post and listened to the show BEFORE you so hurriedly and hastily cast your stone.

In that regard your comments, while appreciated, would have some modicum of substance and meaning.

Barry, I think you have a valid point in many ways. I am REALTOR(R) in the Washington DC metro area and have been for 20 years. I started in my early 20's. Back then there was not the access to the interenet, technology and just the access to such a big audience. I had to learn it one person at time. So I did.
Newer, younger agents have a much better chance of getting their business off of the ground and being successful nowadays.

Like Broker Bryant, I don't really have a tough time justifying my fees. I explain, like you all do a list of all the marketing that I am going to do and they get it. They also know that my experience in managing their transaction to be as smooth as possible is part of the equation. My clients are no dummies, actually most of them are Doctors. Remember those people that went to school their enitire lives and save lives for a living? I figure if an educated audience gets it, then I must do something right?

The way you folks do it works for you. I think that is great. It is kind of like having a niche, and the way you do it is your niche. Real Estate is not rocket science where there is an exact formula. Personality, negotiation skills and experience come into factor too. My clients come to me because they want a more "personal" transaction. Some folks don't care about that? They are not my clients. That is okay. I am proud to say that I have over an 85% return rate of repeat clients and referrals. I have worked very hard to achieve this. Right now while some agents are struggling a bit, I am steady as she goes. Not my biggest year, but I am a consistant top producer in my area. I feel I must have done something right? Idon't have to prove myself to you, or whoever the person is that comments AR. I have read his comments, let me tell you, being rude and interesting are not the same thing.

I don't think Radio personalities deserve the money they make either. IMHO? I think most of them wake up, scratch their balls and wing it? To me, there is not much substance? I tried to be hip in the "90s and listen to talk radio. As far as I am concerned it is very rude, crude and not worthy of my time. That's just me? If everyone thought the same as me, then you wouldn't have the business you have. Just understand that not everyone is going to agree with or want to do it your way? The public is who I am referencing here. More business for all.

My husband is a scientist. He works in EXACT formulations. His company makes a drug that saves premature and infants lives when they are born so that their lungs funciton properly to the baby can LIVE. What he does is important, what we are hashing out is the small stuff.

Sufice it to say, yes, I agree there are many people out there that wear the REALTOR(R) pin that I don't neccessarily think deserve it. But I dont think that you can put all of us in one pot. Right now I think you guys on your talk radio show, that I have never listened to, are the same as the potty mouth toilet talk shows that I can't waste a second of my precious life listening to. Is that fair? Probabaly not, but it is sort of the same thing you are doing by categorizing all REALTORS(R) as the same.

I think that we can all benefit from each others knowledge. I try to keep up with technology and be the best I can be. If we all try to be the best we can be, then that is when the consumer benefits.

Thank you for your time, I am just being honest too.
