Short Sale Home

Many people look upon the New Year with enthusiasm and vigor, while others focus on the current economic climate and see only despair. We here at Real Estate Radio USA want to show everyone out there, the believers as well as the skeptics, that this year in real estate could be one of the best years you have ever had. We are going to be talking about things that matter, things that actually make you money. So from now on, you can consider us your Short Sale Home, amongst other things of course.

I personally feel that we are on the precipice of a new era in real estate. An era that is only going to conquered by those that have the technological know-how and specialized training to be able to recognize and seize opportunities quickly. Gone are the days where we can wait for the phone to ring because we have “established businesses”.

Take this scenario for example. There is a young couple who has an adjustable rate mortgage that is going to reset in July of 2009. They know at that time that they will not be able to pay the mortgage, but also know that they cannot sell because the house is worth much less than they currently owe. (Does this scenario sound familiar?)

So what is the first thing that our desperate couple does, they seek counsel with the most knowledgeable person they know, Google. That’s right folks, more and more people are turning to Google to get their answers to all of life’s questions, especially those that they may see as embarrassing. So they ask Google what to do and the answer presents itself, do a short sale. So now they search all the terms, how to short sale, real estate short sale, hardship letter, bank bpo, homeowner financial statement, letter of authorization, and of course, short sale home.

What now? What do they do now that they have the knowledge needed to free them from this situation, to cure the sickness. Well, during their research they were told to find someone who can actually execute this short sale for them, a short sale expert. So our fearless couple go online and find the person marketing themselves as the local short sale expert. Let’s hope that this expert has the appropriate short sale training or they could face some serious legal problems.

The meeting with our short sale expert and the helpless couple ends with an agreement to short sale the home. After a couple of months of preparation, submission, and negotiation, the deal closes. You get a homebuyer who got a great deal on a property they wanted to buy, a seller who got out of a tough financial situation, real estate agents that earned commissions in a tough market, and maybe a savvy investor that made a small fortune. Sounds like a good deal to me.
