		<description>Short sales do fail as a result of agent incompetence. However, it&#039;s important that the agent have a firm grip on the market in which the house is located. Reason for using BPO&#039;s and Appraisals for a target point selling price. If the agent cannot find an offer within this range, yes, he/she will fail and his level of incompetency will be exposed. On the other hand, according to HAFA (part of HAMP), there is a 120 day period the bank must allow to accept any better offers. Additionally, once an offer is accepted, an extension can be granted so long as the offer is under review is there is a sale date issued by the Lender.</description>
