Hey Barry,

Good writing. Funny I read this this morning, I was contemplating that fact as well. If you don't mind I'd also add the fact that not only will an agent be known for not selling anything to others, but it may also have a negative impact on their own self image.

I know I've made these same mistakes myself too, and may still do so in the future (nobody's perfect), but the bottom line is the real skill you have as an agent is pricing a home properly, keeping it priced right, and letting the world know it.

You can spend a ton of money running expensive ads to millions of people, but if the price ain't right you've basically told the world how overpriced it is. Not a good business plan, and it does no service to the Seller.

Thanks for letting me reply.

Hey, Barry. Great article! Agents that know their business are doing just that. If a seller is unrealistic about the price we walk. Just last week I went to a listing appointment with a client who did not want to listen to me let alone the volumes of stats and comps I showed her that spoke volumes about where she should be priced. I told her that I was not the agent for her and that I could not list a house at a price I did not believe would sell. It would be unethical and did not make sense. I would be wasting both our time. She was pretty surprised. The house would have sold for the mid $600's but I was not going to play with it in the $700's. Neither my nerves nor my budget could carry that weight. I may hear from her in 6 months.
