Well, I know you have come to obtain your free download, the Mock Short Sale Package that we submit to lenders. As you will see, the template alone is 100 pages. When you add relevant articles, and other support documentation you will see why banks often tell us that our short sale package is the best they have seen. We know it is why we can justify the discounts that we obtain while others fail.
In order to obtain a big discount, you have to be ready to do the work to justify the numbers. You have to provide the information to the bank that ALLOWS them to grant your request. Our package does not allow the bank any wiggle room and we usually hit our numbers..both in the field at the BPO and again in our negotiation with the bank.
A couple of caveats:
1. We never..ever..ever..speak to the bank until we are ready to submit the full package which is right before we do the BPO.
2. We will not work with any agent who is shopping offers as our deals require complete control and our package can not be comprimised by an inexperienced agent who does not know what they are doing.
3. This full package MUST be delivered to the person doing the BPO and they must accept it otherwise we will not ALLOW the BPO to continue.

Well…I developed a campaign in my local area (Minneapolis, Mn),, I combined 2 specific types of marketing, established a 24 hrs phone info-line, got the knowledge about short sales and…I did not generated the success that I was anticipating due to the fact that they detected a hand full of individuals in the industry (taking peoples money promising to save their property using very bad and sophisticated means.
So that particular detail has contributed to the failure of my efforts in the shot sale
specialty. Now my budget for marketing went down the drain and as you know to prepare a short sale from beginning to end is a lot of work.
By the way… I got a lot of leads in my system but 99% of those were at the point in which the sheriff already went over, so they were bank owned -technically speaking.
What do you do when you have submitted everything that the bank has asked for, they have done an appraisal and have postponed the sherrif’s sale, yet can’t get a payoff letter for the closing? No one will talk with us-just get a full voice mail or no response to e-mails.

Lisa, you just have to keep calling until you get the right person on the phone.
The people that work at these bank call centers almost follow a script. Make
them feel your sense of urgency. These short sales are a full time job!
I have been working on a short sale for an african american family for over 2 months…WELLS FARGO JUST PUTS US OFF GIVES OUT INACCURATE INFO AND STALLS….THEY DO NOT ANSWER THE PHONES, THEY PUT YOU ON HOLD THEY ARE DISGUSTING…WHAT THEY REALLY WANT IS THE PERSON TO PAY REFINANCE CHARGES AND CONTINUE WITH THEM AS A CLIENT…THIS FAMILY IS SUCKING DIRT AND WE CANNOT GET A STRAIGHT ANSWER FROM WELLS FARGO…… WE HAVE A BUYER WILLING TO PAY A REASONABLE PRICE AND WE JUST CANNOT MOVE IT FORWARD PLEASE HELP ME GET THIS DONE
